Selling off-plan means asking someone to commit to a place that does not exist yet. The images are not decoration in that conversation: they are the product, and they carry the weight the finished building will carry later.
Buying off-plan is an act of trust, and trust comes from images that feel like somewhere real rather than somewhere rendered. That means light that behaves, materials that read as the ones actually specified, and a lived-in quality that a beautiful but empty image never has. It also means being honest: an image that oversells is a complaint waiting to happen at handover.
What is being sold, to whom, and through which channels. The shot list comes out of the sales plan, not the other way round.
The hero images first, since everything else in the campaign is built around them, and they are what the agency needs earliest.
Typology interiors, amenities and any interactive piece, delivered in the formats the portals, the brochure and the sales suite each need.
Exterior and interior stills, 3D animation, 360° interactive tours and real-time walkthroughs where a buyer can switch finishes themselves. All of it comes out of the same model, so a scheme can start as images for the launch and grow into an interactive piece for the sales suite without being rebuilt.
Because there is nobody in between. The same person who sets the visual direction writes the code for the interactive work and answers your email, so a note about the facade does not travel through an account manager to reach whoever is actually rendering it.
Anything sold before it exists: residential, mixed-use, hospitality, refurbishment and repositioning, and land being taken to planning.
Marketing material ready for launch, one set of assets that serves the brochure, the portals and the sales suite.
Start once the facade and the unit layouts are fixed enough that they will not move; earlier than most people do.
